In some states, law requires that a redemption period be extended to the homeowner and junior lien holder beyond the foreclosure date.  Redemption periods vary from state to state but typically run from six weeks to six months.  In some states, properties over a specificed size may redeem as much as one year after they have been foreclosed upon.  Due to the differences in recovery on these properties, more often than not the mortgage holder is not set up to take any type of loss mitigation action and the property is in "limbo" until the redemption period has expired and the asset rolls into REO status.  During that time, the property has not yet legally reverted to the mortgage holder and cannot be marketed.  SAS has the knowledge required to advise on liquidation of these assets, saving our clients both the time and costs of REO, while providing a price that will meet or beat the traditional REO method.
